Pererenan is a coastal village just north-west of Canggu, in Badung regency, with a black-sand beach, rice fields still visible between the houses, and a calmer pace than central Canggu. It suits buyers who want to live near the Canggu scene without being in the middle of it.
What is Pererenan like?
Pererenan sits between Canggu and Seseh, along the same stretch of west-coast beach. Over the past decade it has changed from a farming village into one of the most sought-after residential pockets of greater Canggu, yet it still feels like a village: the banjar, the temples and the ceremonies are part of daily life, and many lanes end in open fields.
The beach is a surf beach rather than a swimming beach. Waves, currents and black volcanic sand set the tone, and sunsets bring people down to the shore in the evening. Away from the coast, the main roads have filled with cafés, restaurants, gyms and small shops, while the back lanes remain mostly residential.
For a wider view of the neighbourhood, see our guide to Canggu — Pererenan is usually considered part of greater Canggu — and to neighbouring Seseh to the north-west.
Who does Pererenan suit?
Pererenan tends to suit:
- Families and long-stay residents who want space, quieter lanes and a short drive to Canggu's schools, shops and services.
- Remote workers and creatives who like the Canggu lifestyle but prefer to sleep away from the busiest streets.
- Buyers who value a view over fields or a garden more than walking distance to nightlife.
- Investors looking at villa rentals aimed at guests who want a calmer base on the west coast.
It is less likely to suit someone who wants everything within walking distance, or who needs calm, swimmable water at the doorstep.
What kind of property is found in Pererenan?
Most of the stock is recent. Typical property types include:
- Modern villas of one to four bedrooms, often in a contemporary tropical or minimalist style, many built for the rental market.
- Villa complexes, where several units share an entrance, a road or facilities.
- Land plots of varying size, from small subdivided parcels to larger plots further from the main roads.
- A small number of family houses and older compounds owned by local families.
Both leasehold and freehold properties appear on the market. For foreign buyers, the usual routes are a long-term lease, Hak Pakai on a residence within the conditions of PP 18/2021, or a company structure (PT PMA). Our guide to leasehold vs freehold in Bali explains the difference, and PT PMA and property in Bali covers the company route.
We do not publish general price ranges for Pererenan, because values differ a lot between plots on the main road, quiet lanes and the land near the beach. For current options, see the listings in Pererenan or browse all listings.
What should you check about zoning and access in Pererenan?
Zoning is the most important question here. Part of the land around Pererenan has historically been rice field, and some of it may sit in a green or agricultural zone where residential or tourism buildings are restricted or not allowed. The fact that a neighbouring plot has a villa on it does not prove that the plot you are looking at can be built on. Zoning plans in Badung are also revised from time to time.
Before committing, it is worth checking:
- The zone of the exact plot, through a KKPR confirmation for your intended use.
- That an existing building has its approvals (PBG, and SLF where applicable) and that its approved function matches how you want to use it.
- That legal road access exists and is recorded, rather than an informal path across a neighbour's field.
- How drainage behaves in the rainy season, especially near fields and low-lying lanes.
Our due-diligence checklist goes through these steps. If you plan to rent the property out, also read rental income in Bali: licences, tax and yield.
Traffic is the practical side of access. The roads linking Pererenan to Canggu and to the rest of the south are narrow and can be congested at peak hours, so travel times to the airport vary a lot during the day.
What is daily life like in Pererenan?
Daily life mixes the beach, cafés and village rhythm. Mornings are for surfing or walking on the sand, the day for work in a café or at home, and evenings for sunset on the beach. The supermarkets, clinics and international schools of the wider Canggu area are a short drive away, and the shops and services of Kerobokan and Seminyak are reachable by car or scooter.
Pererenan remains a working village, and good relations with the banjar matter: ceremonies, road closures for processions and community contributions are part of living here.
