Uluwatu occupies the southern tip of the Bukit peninsula, and geologically it is a different island: limestone cliffs instead of volcanic soil, dry scrub instead of rice, and a coastline that drops rather than slopes. The surf that made the area famous breaks below cliffs you look down at.

Development came late here and is still spread thin, which is much of the appeal. Properties sit apart from each other along the clifftops and in the interior, with ocean views that are genuinely protected by topography — you cannot easily build in front of a cliff edge. Bingin, Padang Padang, Pecatu and Ungasan each have their own access to the water and their own pace, and the area as a whole is quieter than anywhere on the west coast.

The peninsula is dry, and water is the practical question that separates a good plot from a difficult one. Supply arrangements vary considerably from one location to the next; it is the first thing to ask about and it is worth a straight answer before anything else. Distances are longer than they look on a map, and there is less of everything — fewer shops, fewer clinics, a real drive for a proper supermarket.

Rental demand is strong but concentrated: surfers, honeymooners, groups taking a villa with a view for a week. The season matters more than it does inland, and a property here trades on its outlook and its privacy more than on its proximity to anything.

Uluwatu suits a buyer who is buying the view and the quiet, who accepts the drive, and who does the water and access homework properly. Done well, it is the most dramatic setting on the island.
