Bali is a small island with sharply different property markets on it, and most disappointment here comes from treating it as one place. The south-west coast — Seminyak, Canggu, Pererenan, Seseh — is dense, built and rental-driven. The Bukit peninsula in the far south is dry, dramatic and spread out. Ubud and the central hills are cool, green and inland. Nusa Dua is a planned resort enclave that behaves like none of the others.

The first question is therefore not what to buy but where, and it is answered by how you intend to use the property. A villa bought to be rented year-round belongs in a different part of the island than one bought to be lived in six months a year, and a plot bought for a view belongs somewhere else again. The listings on this site carry their tenure, their area and their status openly so that comparison across those markets is possible.

Two things hold true everywhere. Land status and building permissions are matters of documented fact, not of assurance — zoning, access and the paperwork behind a plot vary street by street, and every serious purchase runs through a notary and PPAT who verifies them for that specific property. And the neighbourhood you are buying into matters as much as the building: what surrounds a plot today is not what will surround it in three years, in either direction.

Bali also rewards being there. Photographs flatter light and hide noise, distance, drainage and the road in. Viewings can be arranged on any property listed here, and where a location is shown approximately on the map it is because the owner asked for it, not because there is anything to hide.

The area pages that follow set out what each part of the island is actually like, including the parts that are inconvenient. Legal, tax and ownership questions are answered separately in the FAQ, where each answer names the regulation it comes from.

Every listing below can be visited. Coordinates are approximate on listings whose owners asked for discretion.
