Bingin is a small cliff-side beach area on the west coast of the Bukit peninsula, in the Pecatu area near Uluwatu, Badung regency. Known for its surf, its steps down to the beach and its views over the Indian Ocean, it suits buyers who want a dramatic setting and accept the cliff-top constraints.

What is Bingin like?

Bingin is defined by its geography. The limestone cliffs drop to a narrow beach and reef, reached by steep paths and steps, with small guesthouses and warungs built into the slope. On top of the cliff and inland, the landscape is dry scrub and limestone, very different from the rice fields of central and west Bali.

The area is famous among surfers, and most of its rhythm follows the tide and the swell. Beyond the beach, Bingin has become a residential and holiday area with villas, cafés and small boutique hotels, but it remains lower in density than the Canggu corridor. Neighbouring beaches such as Dreamland, Impossibles and Padang Padang are close by along the same coast.

Bingin is part of the wider Uluwatu and Pecatu area; for the bigger picture, see our guide to Uluwatu. Jimbaran and Nusa Dua are the main service areas further north and east on the peninsula.

Who does Bingin suit?

Bingin tends to suit:

  • Surfers and ocean lovers who want to be within walking distance of the waves.
  • Buyers looking for a view property, a holiday home or a quiet base, who accept that daily shopping means a drive.
  • Investors interested in villas rented to guests looking for ocean views, surf and privacy.

It is less likely to suit families who need schools and services nearby, people who prefer walkable streets, or anyone who finds steps and steep paths difficult.

What kind of property is found in Bingin?

Typical property types include:

  • Villas with ocean views, from compact one-bedroom units to larger family villas.
  • Cliff-side or near-cliff properties, often small, built on the slope.
  • Guesthouses and small boutique accommodation.
  • Land plots inland from the cliff, usually on limestone, varying in size and slope.

Both leasehold and freehold properties appear. Foreign buyers usually buy through a long-term lease, Hak Pakai on a residence within the conditions of PP 18/2021, or a PT PMA company — see leasehold vs freehold in Bali.

We do not publish general price ranges for Bingin. Views, distance to the beach and access change values greatly from one plot to the next. For current options, see the listings in Bingin or browse all listings.

What should you check about cliff-top land, zoning and access in Bingin?

Cliff-top and near-cliff land needs more homework than flat land. Points worth checking carefully include:

  • The zone of the plot for your intended use, through a KKPR confirmation. Coastal setback rules and other restrictions may apply near the cliff edge and the beach, and some coastal land may not be buildable as expected.
  • The legal status of existing buildings: some older structures near the beach were built informally. Check the land title and building approvals (PBG, and SLF where applicable) for anything you buy.
  • Ground conditions and the structural design for any building on or near a slope; a geotechnical assessment is worth considering.
  • Legal road access: many plots are reached by narrow lanes, and access rights should be recorded, not just used.
  • Water supply: the Bukit is dry, and water arrangements vary between locations. Ask how the property gets its water and how reliable it is through the dry season.

Our due-diligence checklist covers these steps, and rental income in Bali explains the licences needed to rent.

On access: Bingin is reached by roads across the peninsula; the drive to the airport is generally manageable but can be slow at peak hours, and daily shopping, clinics and schools are mostly in Jimbaran, Ungasan or Nusa Dua.

What is daily life like in Bingin?

Life revolves around the ocean: surfing at dawn, swimming at the reef at the right tide, sunset from the cliff. Cafés, yoga spaces and restaurants have multiplied, but the pace is relaxed. Expect a scooter or car for most errands, and plan for the dry season, when the landscape turns brown and water matters.
