Jimbaran is a bay and town in Badung regency just south of the airport, at the start of the Bukit peninsula. Known for its calm sandy beach, its fishing village and seafood by the sea, it suits families and buyers who want a quieter, practical base between the airport, Uluwatu and Nusa Dua.
What is Jimbaran like?
Jimbaran has two faces. Along the bay, a long curve of sand faces west, the water is generally calmer than on the surf beaches further north, and the traditional fishing community still brings its boats in at the fish market. Sunset seafood dinners on the sand have made the beach well known among visitors. Large resorts occupy parts of the coast and the hills.
Behind the beach and up the slopes of the Bukit, Jimbaran is a real town with local neighbourhoods, schools, markets and shops, as well as a university campus. Higher up, the land turns to limestone and dry scrub, and many properties enjoy views over the bay, the airport and, on clear days, the volcanoes of Bali.
Jimbaran is the gateway to the peninsula: Uluwatu and Bingin lie to the south-west, and Nusa Dua to the south-east.
Who does Jimbaran suit?
Jimbaran tends to suit:
- Families who want a calm beach, schools and everyday services nearby.
- Buyers who travel often and value proximity to the airport.
- People who want access to both Uluwatu and Nusa Dua without living in a resort enclave.
- Investors interested in villas with views over the bay, or long-term rentals to residents.
It is less likely to suit someone looking for the café and nightlife density of Canggu or Seminyak, or surf at the doorstep.
What kind of property is found in Jimbaran?
Typical property types include:
- Villas in the hills above the bay, many with sea or valley views.
- Family houses and townhouses in residential estates and local neighbourhoods.
- Villas and residences within managed developments, sometimes linked to resorts.
- Land plots, mainly on the limestone slopes, often with gradients to consider.
Both freehold and leasehold properties appear. Foreign buyers usually buy through a long-term lease, Hak Pakai on a residence within the conditions of PP 18/2021, or a PT PMA company — see leasehold vs freehold in Bali and PT PMA and property in Bali.
We do not publish general price ranges for Jimbaran. Values differ widely between the beach, the town and the view plots in the hills. For current options, see the listings in Jimbaran or browse all listings.
What should you check about zoning and access in Jimbaran?
Jimbaran's land use is varied: tourism zones near the coast and resorts, residential neighbourhoods, and some areas with special restrictions, for example near the airport where building heights may be limited. Before buying, it is worth checking:
- The zone of the plot for your intended use, through a KKPR confirmation.
- Any height or other restrictions linked to the plot's location.
- Building approvals (PBG, and SLF where applicable), and the approved function if you plan to rent.
- For hillside plots, the slope, retaining walls and drainage.
- Water supply arrangements, as the Bukit is dry and supply varies between locations.
- For units in managed developments, the management agreement and the rules on use and rental.
Our due-diligence checklist explains each step, and rental income in Bali covers licences and tax.
On access: the airport is close by road, and the toll road over the bay links the area towards Sanur and Denpasar. Main roads up the peninsula can be busy at peak hours, but Jimbaran is one of the better-connected areas in the south.
What is daily life like in Jimbaran?
Daily life is relaxed and practical: a swim or a walk on the beach, the morning fish market, supermarkets and local markets for shopping, and schools and clinics nearby. The beaches of Uluwatu and Nusa Dua are within reach for weekends. Evenings on the bay, with the boats coming in and the sun setting over the sea, remain one of the area's simple pleasures.
