Kerobokan is a large, mixed area in Badung regency between Seminyak, Umalas and Canggu, where villas and local neighbourhoods sit side by side. Close to Seminyak's restaurants and beaches but more residential, it suits buyers who want a central location in the south-west and a wide range of property types.

What is Kerobokan like?

Kerobokan is less a single neighbourhood than a collection of them. Its southern part, near Seminyak and Petitenget, feels like an extension of Seminyak, with villas, restaurants, boutiques and shops. Further north and inland, it becomes more residential and local, with Balinese family compounds, markets, workshops and everyday businesses alongside villas. Towards Umalas, gardens and some remaining fields take over.

This mix is the area's strength: Kerobokan has services, shops and local life that many purely tourist areas lack, and it sits between the beach areas of Seminyak and Canggu and the roads leading to Denpasar.

Who does Kerobokan suit?

Kerobokan tends to suit:

  • Residents who want to be close to Seminyak and Canggu without paying for a beach address.
  • Families who value access to schools, supermarkets, hospitals and clinics in the south.
  • Buyers looking for a broad choice, from small villas to family homes and land.
  • Investors interested in villa rentals near Seminyak, or longer-term rentals to people working in Bali.

It is less likely to suit someone who wants a quiet village or rice-field setting throughout, or a walk to the beach from every street.

What kind of property is found in Kerobokan?

Typical property types include:

  • Villas of all ages, from older villas in established lanes to new builds.
  • Family houses and townhouses, some in small complexes.
  • Shop-houses and commercial property along the main roads.
  • Land plots, more often small or medium-sized than large.

Both freehold and leasehold properties are found. Foreign buyers usually buy through a long-term lease, Hak Pakai on a residence within the conditions of PP 18/2021, or a PT PMA company — see leasehold vs freehold in Bali and PT PMA and property in Bali.

We do not publish general price ranges for Kerobokan, because the area covers very different locations, from the Seminyak border to inland neighbourhoods. For current options, see the listings in Kerobokan or browse all listings.

What should you check about zoning and access in Kerobokan?

Because Kerobokan is a mix of residential, commercial and some remaining agricultural land, zoning can change from one street to the next. Before buying, it is worth checking:

  • The zone of the plot for your intended use, through a KKPR confirmation.
  • That the building has its approvals (PBG, and SLF where applicable) and that its approved function suits your plans, especially if you plan to rent to guests.
  • For older villas, the condition of the structure, roof, plumbing and electrics — a building survey is worthwhile.
  • Legal road access and any shared lanes.

Our due-diligence checklist explains each step, and rental income in Bali covers licences, tax and yield.

On access: Kerobokan is well connected but busy. Its main roads carry heavy traffic between Seminyak, Canggu and Denpasar, and peak hours can be slow. The upside is that many daily needs are close at hand.

What is daily life like in Kerobokan?

Daily life is practical and varied. Supermarkets, traditional markets, hardware stores, clinics, gyms and restaurants are all nearby, and the beaches and restaurants of Seminyak and Petitenget are a short drive away. In the residential lanes, life follows the rhythm of the local community, with ceremonies, temple festivals and banjar activities throughout the year.

How does Kerobokan compare with its neighbours?

Compared with Seminyak, Kerobokan is less polished but more residential and more varied. Compared with Umalas, it is busier and less green. Compared with Canggu and Berawa, it is further from the surf but closer to the services and roads towards Denpasar.
