SanurVillas & land for sale or rent in Bali

1 property

Sanur is the calm side of south Bali: a long, reef-sheltered beach on the east coast of Denpasar, a paved beachfront path that runs for kilometres past hotels, warungs and fishing boats, and a pace that has changed less than almost anywhere else in the south. It was one of the island's first resort areas, and it still feels settled rather than new.

What is Sanur like?

The sea is the first difference. The reef offshore keeps the water flat at most tides, which makes the beach a place for swimming, paddling and early-morning walks rather than surfing. Sunrise rather than sunset sets the rhythm of the day. Behind the beach, the village is a grid of quiet lanes with established gardens, older villas and family compounds, with the main commercial strip running parallel to the coast.

Sanur is also a working harbour of sorts: fast boats to Nusa Penida, Nusa Lembongan and Nusa Ceningan leave from its beaches, and the bypass road connects it to the airport and the rest of the south without going through the busiest tourist districts.

The area has been gaining a new layer in recent years with the Sanur special economic zone for health and tourism (KEK Sanur), which includes an international hospital. For people choosing where to live in Bali, access to healthcare is a practical consideration, and Sanur's position on it has strengthened.

Who does Sanur suit?

Sanur tends to suit people who want to live in Bali rather than holiday in it: families with young children who value a calm beach and proximity to schools in Denpasar, retirees and long-stay residents, and buyers who prefer a mature neighbourhood with trees and space to one that is still being built. It is also practical for anyone who travels often to the Nusa islands or works in Denpasar.

It is less likely to suit a buyer looking for the nightlife and café density of Canggu or Seminyak, or for surf at the doorstep. The atmosphere is quieter, and the visitor profile older and more family-oriented.

What kind of property is found in Sanur?

Sanur's housing stock reflects its age. Typical property types include:

  • Established villas on larger plots, often with mature gardens, some needing renovation.
  • Family houses and compounds in residential lanes, some on freehold title held by Indonesian owners.
  • Smaller modern villas and townhouses on subdivided plots.
  • A limited number of apartments and serviced residences.
  • Beachfront and near-beach land, rare and usually tightly held.

Both freehold and leasehold properties appear here. For a foreign buyer, the options are a lease, Hak Pakai on a residence within the conditions of PP 18/2021, or a company structure — see leasehold vs freehold in Bali.

We do not publish general price ranges for Sanur: values vary widely between beachfront, the lanes behind it and the bypass side. For current options, see the listings in Sanur or browse all listings.

Zoning and access notes

Sanur lies within the city of Denpasar, so its spatial plan, building rules and regional taxes (BPHTB, PBB) are set by the city rather than by Badung regency. Height limits apply across Bali, and coastal setbacks and the special economic zone affect what can be built near the beach. Before buying, check the zone for your intended use through the KKPR confirmation and verify the building approvals (PBG, SLF) — our due-diligence checklist explains how.

If you plan to rent out, confirm that both the zoning and the building's approved function allow accommodation; see rental income in Bali.

Access is a strength: the bypass gives a relatively direct run to the airport and to Nusa Dua, and the toll road over the bay links toward the southern peninsula. Within Sanur, the lanes are narrow but generally less congested than the Canggu and Seminyak corridors.

Lifestyle

Daily life centres on the beach path: walking, cycling, swimming at high tide, breakfast by the water. There are long-standing restaurants, local markets, supermarkets, and a growing number of cafés, gyms and wellness studios. Denpasar's services — government offices, hospitals, schools, shopping — are close. The cultural calendar is visible too: temple ceremonies, kite season and village life continue alongside the visitors.

Sanur is the choice for buyers who value calm, convenience and a sense of community over novelty. If that sounds right, ask us what is currently available and we will go through tenure and documents for each property.
